RULES AND REGULATIONS
CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK-OUT TIME IS BEFORE 10 A.M. CST.
NO Early Check-ins or Late Check-outs.
2. THIS IS A NON SMOKING UNIT.
3. PETS ARE NOT PERMITTED in this unit under any circumstances.
4.We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
RESERVATION/DAMAGE DEPOSIT
A reservation/damage deposit of $250 is required to hold your reserved dates and must be received within seven (7) days of booking the reservation.
The reservation deposit automatically converts to a security/damage deposit upon arrival.
The reservation/damage deposit is NOT applied toward rent and is fully refundable within fourteen (14) days of departure, provided the following provisions are met:
No damage is done to unit or its contents, beyond normal wear and tear.
No one has been smoking in the unit.
No more than 6 people including children have occupied the condo at any time during your stay
No charges are incurred due to contraband, pets or condo association rule violations
All debris, rubbish and discards are placed in dumpster, and all used
dishes are cleaned or are placed in the dishwasher and cleaned.
All keys are left on the kitchen counter and the unit is left locked.
No linens are lost or damaged. We do not permit towels or linens to be taken out of the unit. We suggest you bring your own beach/pool towels.
NO early check-in or late check-out
The renter is not evicted by the owner (or representative of the owner),
the local law enforcement, or the security company employed by Las Palmas.
PAYMENT
An advance rent payment of half of the total charge after the reservation/security deposit is required 60 days before arrival. The advance payment is not a damage deposit.
Please make payments in the form of bank or postal money orders, cashiers checks or personal checks payable to Jackie Boyer, or by credit card through PayPal.
The balance of payment is due thirty (30) days before your arrival date.
CANCELLATIONS or SHORTENED STAY
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or $50, whichever is greater.
Cancellations or changes that result in a shortened stay, or that are made within sixty (60) days of the arrival date, forfeit the full advance payment and reservation/damage deposit.
Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See “Travel Insurance” paragraph in this contract.
MONTHLY RESERVATION CANCELLATIONS
Monthly renters must cancel one hundred twenty (120) days prior to check-in.
Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

Cancellations made within 60 days of the arrival date forfeit the full advance payment and reservation/damage deposit.

If a MONTHLY RENTAL TENANT shortens their stay to less than 30 days, they are responsible for and agree to pay the 13% Texas Tax that applies to less than 30 day rentals.
MAXIMUM OCCUPANCY
The maximum number of guests per condo is limited to six (6) by association rules.
This condo is set up for a maximum of 5 guests with one King bed, one Queen bed, and linen for one person to sleep on the couch. If a 6th guest is present, renter must bring bedding to accommodate the 6th person.
Excess occupancy (more than 6 guests) will immediately terminate this occupancy and rental agreement and all tenants agree to vacate the premises immediately with the understanding that both rent payment and security deposit will be forfeited.
NO DAILY MAID SERVICE –While linins and bath towels are include in the unit, daily maid service is not available. We suggest that you bring beach towels. We do not permit towels or linens to be taken from the unit.
RATE CHANGES - Rates are seasonal and subject to change without notice. Confirmed reservations will not have rates changed.
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If discovered after check-in, it will immediately terminate this occupancy and rental agreement and all tenants agree to vacate the premises immediately with the understanding that both rent payment and security deposit will be forfeited
Owner or Owner’s Agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours notice, for normal maintenance or to show a prospective renter.
WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must
be approved by owner in writing in advance.
PARKING - is limited to two spaces for this unit. One space is assigned by unit number under cover. The second space is non-assigned and not under cover.
Occupancy of RV campers, trailers, and /or tents on the premises or parking lot is forbidden. Trailers are not permitted to be parked on the premises.
HURRICANE OR STORM POLICY -- No refunds will be given. We highly recommend that you purchase appropriate travel insurance.
TRAVEL INSURANCE –If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.
I agree that all rental monies are non-refundable per cancellation policy above.
I have read my rights to purchase travel insurance.
